Pre-construction and resale: different records, different questions

How to read a project profile and a resale listing without confusing either with a commitment.

Understand what the page represents

A resale listing concerns an existing property advertised by its current seller or representative. A pre-construction profile concerns a development and may summarize plans, published pricing and a proposed delivery timeline. Neither page, by itself, confirms that a particular residence is available on the terms you want.

Check an existing residence

When researching resale, review the current listing, arrange an appropriate inspection and request the association documents relevant to the transaction. Unit condition, recurring charges, rental restrictions and assessments are separate questions. Photographs or a building-wide summary cannot answer all of them.

Check a planned residence

When researching pre-construction, distinguish marketing material from the purchase agreement and its attachments. Ask how deposits, completion, permitted changes and cancellation provisions are described in the actual documents. Delivery targets and availability can change. Obtain current authorized materials rather than relying on a cached price or an older webpage.

Do not infer a return from the property type

Neither pre-construction nor resale guarantees appreciation or rental income. A useful comparison starts with your intended use, timing, budget, financing and the specific documents for the property. This guide does not recommend one transaction type over the other or forecast an outcome.
